It is a good time to buy a home. Rates are low and prices are low. If you are a first time home buyer you may qualify for the first time home buyers tax credit.
The deadline is fast approaching. You should sign a binding contract by April 30 2010

You will find answers to income guidelines,and how the tax credit works. and defination of first time home buyer.

1/11/2010 Top Five Reasons Why Your home did not sell.
TOP FIVE REASONS WHY YOUR HOUSE DID NOT SELL

If your home was listed and it did not sell , it could be because of one of these reason :

1. Your home was priced too high.  Price is the most important consideration. It should be priced right from the beginning.

2. .Your home was difficult to show. You should have your home ready to be shown on short notice. Sometimes buyers come from out of town and the agent may not be able to set up appointments in advance.

3. The home did  not show well. Keep the house clean, remove clutter and have it staged if possible. Homes that show well sell faster than homes that do not show as nice. Your home  may need a lot of work. There are people who buy handymen specials but they are bargain hunters. If your home needs work it is a good idea to get some of the work done . You may have to sell at a deep discount otherwise  It still will sell if priced  low enough.

4.Your home was not marketed well. You need a good agent who will market your home. I will be glad to discuss my Marketing strategies with you. Most buyers start their search on the internet. Make sure your agent is tech savy.

5.There may be  many homes for sale in the community. Your home may compete with foreclosures. You do not have control over this.
